Affordable custom websites you actually own.

I design and build websites for businesses of every kind. Hand-written code, flat pricing, no page builders. And when your site is done, it's yours: the code, the domain, everything. Most website builders and SEO companies never hand over the code, so you're renting a site they host. Here, you buy it once and own it outright.

Don't see what you need? These are starting points, not a menu. Tell me what you have in mind and I'll quote it, or just ask a question.

Flat pricing, agreed before work starts. You own the site outright when it's done: files, domain, everything.

Common questions

Do you build WordPress sites?

Yes, and Wix, Squarespace, or Shopify if that's what you need. They cost more than a custom build, which surprises most people.

Building inside someone else's system means working by that system's rules, and every one of those systems limits what can actually be done. A change that takes ten minutes in code can take an afternoon of fighting a page builder, or turn out to be impossible without paying for a plugin. That extra time is what you're paying for.

If you have no strong preference, hand-written code is cheaper and faster. If you're already on WordPress and want to stay there, say so and I'll quote it.

What does owning the site actually mean?

You get the files and the domain. You can host them anywhere, hand them to another developer, or change anything you want without asking me first.

Most website builders and SEO companies keep the code on their own accounts. Leaving them means starting over from nothing, which is exactly why they set it up that way.

What if I already have a website?

Tell me what's there. Sometimes the right answer is a rebuild, and sometimes it's cleaning up what you already have and improving the pages that are already ranking.

I'll tell you which one I think it is, including when that means less work for me.

How long does the build take?

A one-pager is usually live in about two weeks. A full site takes longer, depending on the number of pages and how fast content comes back to me. You'll get a real timeline along with the quote, before any work starts.

How long until I show up on Google?

It depends on what you're competing for. A Google Business Profile in a smaller town can start showing up in map results within a few weeks. Ranking for something competitive, like a dentist in a city with twenty other dentists, usually takes three to six months of steady work.

Every site I build launches search ready, and that's the foundation. The rankings come from what happens after: pages that answer what people actually type into Google, a Google Business Profile that stays current, and time.

Anyone promising you the top spot in thirty days is either guessing or counting on you not to check.

Do I have to use your hosting?

No. Hosting is $30 a month with the domain name included, and it exists so you don't have to think about it. You're free to host the site yourself or move it somewhere else later. It's your code either way.

What do you need from me to start?

Your logo if you have one, any photos you want used, and a rough idea of the pages you need. If you don't have photos or written content yet, say so. I can work with what you have and write the rest.
